Stunning views of downtown Reno, framed by pine trees set the stage for spectacular vistas from nearly every section of the Pines. Select ridgeline building opportunities allow 360-Degree views while other locations look to the backcountry which belies the site's proximity to the downtown area. The site retains its unique feel with special care given to preserving the natural setting and by respecting local wildlife and native plants. Hiking and horse trails wind through the site along its generous open space areas.

The area is surrounded by Caughlin Ranch to the north, USFS lands bordering the west/south, and a small strip of private land on the southernmost western border. To the east lies the Ballardini ranch and more USFS land. The lands to the north are primarily developed, however lands to the west, south, and east remain undeveloped at this time. The undeveloped land to the west and south is currently USFS land, which will remain undeveloped. Additionally, the land to the east is the Ballardini Ranch and has a Washoe County designation of General Rural.
